BUILDING MANAGER
Job responsibilities
- To implement and enforce house rules & regulations in order to create a conducive living environment.
- To monitor and manage the operations of service providers (e.g. domestic cleaning, security services, pest control, lift maintenance, firefighting equipment and etc.
- Ensure compliance with all safety rules and regulations.
- To administer service charge, sinking fund collection and maintenance of building strata.
- To prepare & provide daily/monthly report to the JMB/MC on the status of the condition pertaining to issues such as operational, financial, manpower, etc.
- Must be familiar with Strata Management Act 2013 (757), Strata Management Regulation 2015, Strata Management Tribunal 2015 and able to liaise with the local council.
- Must be able to comprehend building construction plans and drawing.
- Able to manage supplier, control and monitor facility budget
Required qualification
- SPM/ DEGREE/ DIPLOMA/ Any Malaysian Certificate.
- Min. 2 years of experiences working experience in building maintenance and property management.
- Mature with good communications and interpersonal skills.
- Computer literate.
- Able to work under pressure.
- Willing to travel.
BUILDING EXECUTIVE

ADMIN & ACCOUNT EXECUTIVE
Job responsibilities
- Responsible for handling and maintaining proper office documents record.
- Responsible for handling and maintaining proper account-related documentation.
- Liaise with a service provider, local authority, financial institution.
- Assist Building Manager on operation, administration and finance.
- Assist Accounts Manager on account-related matters.
- Able to write minutes of meetings would be an added advantage.
- Generate billing and send it out to the purchasers.
- Sending reminders to the defaulters.
- Issue receipt after payment receive.
- Responsible for general office administration.
- Attending incoming inquiries and complaints.
- Perform ad-hoc tasks as assign by the superior.
Required qualification
- SPM/ DEGREE/ DIPLOMA/ Any Malaysian Certificate.
- 2 years of experience working experience in building maintenance and property management.
- Fluent in both spoken and written English and Bahasa Malaysia and interpersonal skills.
- Computer literate and knowledge in accounting software is an added advantage.
- Able to work under pressure.
- Willing to travel.
TECHNICIAN
Job responsibilities
- Assist in building maintenance and facility management.
- Perform routine inspection and identify maintenance issues.
- Check fire extinguisher validity from time to time.
- Check the level of water and make sure water tank levels are sufficient and water up to the rooftop tank.
- Perform routine backwash for all water filters.
- Do a visual inspection of all switchboards to ensure all cable connections are securely connected.
- Make sure all electrical equipment, appliances and fittings are in good condition.
- Supervise maintenance activities that include corrective and preventive maintenance, operations, repair, upgrading and improvement works.
- Ensure routine checking and spot checks are carried out to all the units under renovation to prevent any illegal/unauthorized works.
- Assist in daily operations and ensure technicians/contractors complete jobs in a timely and efficient manner.
- Maintain good communication with technicians, suppliers and contractors to resolve equipment problems and maintenance issues.
- Perform minor installation, maintenance and repair work for the building.
- Maintain proper records of all complaints received and ensure timely attention and resolving all issues as per established service standards.
- Resourceful to solve building maintenance related problems.
- Initiates and carries out projects that improve efficiency to reduce operating costs.
Required qualification
- SPM/ STPM/ Any Malaysian Certificate.
- 2 years of experiences working experience in a related field.
- Willing to travel.
- Able to work under pressure.
- Able to work well with minimal supervision.
- Ability to prioritize tasks and follow specified procedures.
HANDYMAN
Job responsibilities
- Assist senior staff to do all jobs such as civil, electrical, plumbing & general work
- Conduct minor repair works including replacement of light bulbs, water taps and other work assigned by supervisor
- Ensure that work orders are completed on time and that they are of good quality
- Perform according to work order and reports to their superior on any difficulty unfinished work
- Perform daily routine checking of all common areas of the building
Required qualification
- SPM/ STPM/ Any Malaysian Certificate.
- 2 years of experiences working experience in a related field.
- Willing to travel.
- Able to work under pressure.
- Able to work well with minimal supervision.

CHARGEMAN
Job responsibilities
- Chargeman A4 Certificate by Suruhanjaya Tenaga (Energy Commission).
- Minimum 2 years experience in building facilities management or building operations with knowledge of maintenance and services.
- Customer-oriented a team player, able to work independently and good interpersonal & leadership skills.
- Able to work under pressure and in a fast-changing environment.
- Willing to work on shifts/public holidays/weekends.
- Carry out repairs and preventive maintenance work in accordance with the plan.
- Monitor third-party contractors and ensure adherence to safe and legal routines.
- Maintain equipment according to the risk assessment standards and act quickly on any issues.
- Ensure daily maintenance operations are executed in accordance with the maintenance plan.
- To monitor workflow at the project.
- Enjoy working in a team as well as independently.
- Able to work in a fast-paced environment.
